Challenge
The client was entering into a period of
rapid growth, and wanted to provide their employees with a very
identifiable project where their very demanding workload would be
rewarded with an unparalleled environment of combining "work and play."
Strategy
The focus was on providing the client with
all of the above in addition to leveraging their square footage
requirement and timing to gain the best economic and flexible space
solution possible.
Result
A 185,000 square-foot pre-lease transaction at Lincoln
Square, located in the heart of Bellevue’s Central Business District.
The economic terms and square footage accommodations were extremely
aggressive, and warranted for such a large user. The client was
scheduled to be the “anchor tenant” in this new $330 million, mixed-use
project under construction across Bellevue Way from Bellevue Square.
Prior to this, Jason completed three (3) other lease transactions for
the client, including 20,000 square feet in Redmond, and 55,000 and
57,000 square feet along the I-90 Corridor. The Lincoln Square lease
was subsequently terminated a short time later as the client's need for
the additional space diminished.

“Thank you for your efforts in helping us develop a solid real
estate strategy and actually bringing it to fruition. I am very
happy with the service I received. I know you have a lot of
deals going on, but throughout the process I felt like drugstore.com
was a priority. Further, your experience in the market, your
relationships developed and negotiating skills proved to be the
difference we needed in this market. Thanks.”
