Challenge
The client had very aggressive growth requirements, but no process or
knowledge of a strategy to achieve such needs.
Strategy
A well known space planner that I have partnered with before on similar
requirements was brought into the team. Together we architected not
only a long range infrastructure requirement, but also a critical path
timeline in order to achieve such milestones.
Result
A master lease of an entire building, 35,000 square feet,
with the client initially occupying the first floor, and a
strategically-planned sublease of the entire second floor. The subject
building was in the early stages of construction when we entered
negotiations. This allowed the client complete control over future
growth, and it was completed without additional cost (i.e. all
transaction costs incurred in retaining subtenants for the second floor,
inclusive of brokerage and legal fees, were absorbed through the
difference in the client’s rents and the subsequent (higher) rents
obtained from the subtenants).
