Kidder Mathews does not develop or invest in real estate for its own account; however, the firm’s Development Management group has helped dozens of our clients successfully develop over 51 class A office, flex office, medical office, industrial and manufacturing facilities, and corporate headquarters totaling over 5 million square feet, including single-story to 11-story buildings from 22,000 SF to 338,000 SF and ranging from $4 million to $52 million in value, and includes 16 build-to-suit facilities.
For developers, investors, corporations, and nonprofits, Kidder Mathews’ Development Management group identifies and creates value at every stage of the real estate development process including evaluating the suitability of the site for the client’s particular use, completing all due diligence, feasibility, and economic analysis; selection and coordination of design professionals and other consultants; coordinating and expediting all entitlement and permitting; helping secure competitive financing; and scheduling and coordinating all aspects of the design and construction process to insure our clients receive a quality building completed on time and on budget.
Additionally, our clients sometimes need a Development Manager with substantial credibility to help facilitate or finalize a deal with extremely demanding deadlines; here are two examples of deals our clients will confirm were able to do only because of Kidder Mathews' extraordinary ability to guarantee unbelievable completion schedules.
- A $45 million hi-tech manufacturing facility and corporate office for Sun Microsystems was designed from scratch, entitled, all land due diligence completed and land purchased, and construction completed and ready for occupancy in 8 ½ months.
- 150,000 SF of warehouse improvements in a cold building shell, as well as 6,500 SF of office improvements designed, permitted and completed in 7 weeks.
