Kidder Mathews Helps 1910 Fairview Avenue Achieve Silver LEED Rating

SEATTLE, WA - The 1910 Fairview Avenue Building was recently awarded Leadership in Energy and Environmental Design (LEED) Silver for Existing Buildings: Operations and Maintenance (EB:O&M) certification. Columbia Pacific Management, the building's ownership, engaged a team including Kidder Mathews, the property manager and ArchEcology, a LEED consultant for the project. Over a year long process, the team worked with the building tenants and service providers to improve building operations and document those improvements.

One key to certification was the emphasis placed on indoor air quality. The cleaning contractor uses high performance green cleaning standards throughout the facility and is continuously monitoring its employees to ensure the highest standards are being met. Over 90% of the cleaning products utilized are deemed green as is all of the equipment used on site.

Several upgrades were made to both the heating and the ventilation systems including a new chiller and controls system. The team also engaged a building commissioning firm to thoroughly examine the building's energy systems to ensure they are running as efficiently as possible. The commissioning firm was able to recommend several measures to improve operations which have proven to be valuable.

Tenant build-out standards were put in place so all projects will be required to utilize sustainable materials in the future. While often difficult in an urban setting, the building was also able to achieve a credit for reducing its light pollution during the nighttime hours to help reduce the buildings effect on its neighbors and on local bird life.
