A 5.7-acre industrial property on Washington Street near Phoenix Sky Harbor International Airport has sold for $6.8 million. The property is home to the American Paintball Coliseum and other industrial and distribution tenants.

The former has space that includes battleground and artificial turf areas for paintball, laser tag and air soft gun fans.

Real estate investment group Rancho Industrial Park Inc. has bought the industrial property at 2915 E. Washington St. from GXI Holdings Inc.

The property includes a fully leased 163,000-square-foot industrial building.

Leroy Breinholt and Darin Edwards of Commercial Properties, Inc./CORFAC International represented GXI.

Jim Keeley and Tyler Bush of Colliers International represented the buyer.

Breinholt said the property sits on the Metro light rail just north of the airport and is fully leased.

The Sky Harbor area is home to a number of industrial and distribution buildings.

The Phoenix region had a 10.3 percent industrial vacancy rate at the end of the third quarter, according to Kidder Mathews, a Seattle-based commercial real estate firm.
