AAA buys Bellevue building for $29M

AAA Washington purchased the four-story One Newport Building at 3605 132nd Ave. S.E. in Bellevue for $29.08 million.
The insurance and travel agency plans to occupy the first three floors of the 89,950-square feet building. AAA will lease out the top floor, which has 20,837 square feet and views of the Olympic Mountains.
Gary Guenther, Jason Rosauer and Rob Anderson of Kidder Mathews represented AAA, and JJ Shephard and Riley Shephard of Jones Lang LaSalle represented the seller, Ivanhoe Cambridge.
AAA plans to renovate the office space, according to a press release from Kidder Mathews. Work will begin Feb. 1, and AAA expects to move in the third quarter of this year. AAA wants a modern workspace with upgraded technology and building systems, Kirk Nelson, AAA Washington president and CEO, said in the press release.
AAA is working with JPC Architects, Swinerton Builders, Pacific Project Management, Wells Fargo, Kidder Mathews and McCullough Hill Leary on the purchase and renovation of the building.
The building was previously occupied by T-Mobile.
Guenther said in the press release it's rare to find a high quality building like this one that is available to own and occupy. The building is bigger than AAA's current headquarters and gives the company room for future expansion.
