New industrial building for Carlsbad

Located at The Carlsbad Raceway Business Center, an 80,000-square-foot manufacturing and distribution center at 3200 Lionshead Ave. is being developed by Burke Real Estate Group, a local firm.
Bob Willingham and Ron King, senior vice presidents with Kidder Mathews' Del Mar office are marketing the building for lease. "There is such low vacancy in the industrial product sector overall, specifically less than 5 percent vacancy in manufacturing and distribution buildings in San Diego County, that it now makes sense for our client to build on a speculative basis," Willingham said.
Some of the features will include 28-foot clear height, a heavy power system to accommodate the growing demand from manufacturing users, ESFR fire sprinklers, dock-high and grade-level loading, and less than a 5 percent mezzanine.
The office areas are being developed with a modern look, including indoor/outdoor employee break areas. Miller Contracting Company is serving as the general contractor.
